Dubai Real Estate Market Review 26-Aug-2026

Dubai’s real estate market recorded AED1,270.22 million in transactions on 25 August 2026. Off-plan properties generated AED708.02 million, contributing 55.7% of total value, while ready properties accounted for AED562.20 million, or 44.3%. Off-plan activity exceeded the ready market by approximately AED145.82 million. Land transactions reached a separate AED881.27 million for the day.

Off-Plan Market Performance

Total Value: AED708.02 million
Share of Total Market: 55.7%

Flats overwhelmingly dominated the off-plan segment, generating AED671.01 million and accounting for 94.8% of off-plan transaction value. This left relatively limited activity across the remaining property categories.

Villas contributed AED21.00 million, equivalent to 3.0% of the segment, while commercial properties generated AED11.33 million, or 1.6%. Hotel apartments and rooms remained marginal at AED4.68 million, representing just 0.7% of off-plan activity.

Ready Market Performance

Share of Total Market: 44.3%

Flats also led the ready market, recording AED429.31 million and contributing 76.4% of ready transaction value.

Villas provided the second-largest contribution at AED101.25 million, representing 18.0% of the segment. Commercial properties accounted for AED20.99 million, or 3.7%, while hotel apartments and rooms generated AED10.64 million, equivalent to 1.9%.

Although apartments remained dominant, the ready market showed greater diversification than the off-plan segment, particularly through its considerably stronger villa contribution.

Market Insights & Outlook

Apartments remained Dubai’s principal transaction driver, generating a combined AED1,100.32 million across the off-plan and ready markets, equivalent to 86.6% of total transaction value.

Villas were the second-largest combined category at AED122.25 million, representing 9.6% of total activity. Commercial properties generated AED32.32 million, or 2.5%, while hotel apartments and rooms accounted for AED15.32 million, equivalent to 1.2%.

Overall, the day reflected a market clearly led by off-plan transactions, which accounted for 55.7% of activity compared with 44.3% for ready properties. However, the most striking feature was the exceptionally high concentration of activity in apartments, particularly within the off-plan market, where flats represented almost 95% of transaction value.

The ready segment was comparatively more balanced, with villas contributing a meaningful 18.0% alongside its apartment activity. The separate AED881.27 million in land transactions also points to substantial activity beyond conventional off-plan and ready property transactions.

Dubai’s real estate market recorded AED6,727.9 million in ex-land transaction value during Week 35, down 6.1% from AED7,161.3 million in the previous week. The ready market emerged as the main driver, generating AED4,183.8 million, equal to 62.2% of total ex-land transaction value. The off-plan market contributed AED2,544.0 million, representing 37.8% of the weekly total. Transaction activity also declined, with 3,159 total transactions including land, compared with 4,427 last week, a decrease of 28.6%. Sales transactions, including land, fell from 3,429 last week to 2,188 this week, down 36.2%. Land activity remained significant, with land transactions reaching AED4,043.5 million, equivalent to around 60.1% of the week’s total ex-land property value.

Ready properties generated AED658.96 million, contributing 50.4% of total value, while off-plan properties accounted for AED648.95 million, or 49.6%.
